John Adams Middle School – Library Renovation Project Construction Project Weekly Update August 14, 2024 Update

This initiative will modernize and refresh the existing library, adding new furniture such as moveable bookshelves, tables, and chairs, creating a state-of-the-art student library. The renovation will also provide flexibility for various gatherings. Additional improvements include a shaded outdoor learning deck, three new huddle/conference rooms for group collaboration, environmental lighting, comfort air systems, new carpeting, and kitchen facilities.
Project Update:
Construction of the library modernization continues weekly during the summer of 2024. Facility Improvement Projects (FIP) construction managers hold weekly progress meetings with the contractor, designers, inspectors, and shareholders. The contractor has placed temporary fencing and other equipment in the space between the gym and the 16th Street fence line. The library is off limits to all staff and students until 2025.
Design:
Unforeseen termite damage has led to some structural redesign. The project architect has created corrective solutions and will resubmit these corrections to the Department of State Architect (DSA) for review and approval this week. The DSA approval process takes 30-90 days. This has impacted and extended the project completion schedule to fall 2024.
Construction Schedule:
The current phase of work includes more duct work, fire alarm installations, a ceiling grid, rough installation of the outside deck.
- Rooftop air conditioning units have been installed, and the final ducts are being attached.
- A new roof has been installed by the Maintenance and Operations Department to weatherproof the area around the new air conditioning units at the library.
- All wood framing is completed.
- The kitchen drainage line is connected to the new main sewer.
- Electrical power infrastructure is installed.
- Drywall is being installed.
- Stucco is installed.
Continued Work:
- The contractor is currently installing air conditioning ducts.
- Installation of electrical circuits, new lighting, air conditioning power, and data line and electronic conduits is ongoing.
- Smaller HVAC ducts are being installed.
- The Digital Salto Access control system is being set up.
- The fire alarm system is being reworked and updated.

- Library Roofing: M&O is re-roofing the library as part of their project to redo all the JAMS buildings. This work is nearly complete. Once the roofing is sealed and finished, the contractor can proceed with installing drywall inside the library.

This initiative will introduce new outdoor study areas, enhanced by environmental lighting, and comfort air systems, alongside additional conference rooms.
This initiative aims to revitalize the current library space by integrating modern furniture such as movable bookshelves, tables, and chairs to create a cutting-edge student library. Additionally, the project includes the installation of a shaded outdoor learning deck, and three new huddle/conference rooms to facilitate group collaboration.
Continued Work:
- The contractor continues to replace damaged structural roofing, frame the huddle conference rooms, and re-frame the roof to support future air conditioning units. One huddle room is framed.
- Soils containing some lead debris will be removed by the end of this week by an environmental contractor, now that a dumpsite has agreed to accept the soil.
- The contractor is performing the rough-in work for the electrical circuits, new lighting, air conditioning, and data line and electronic conduits.

However, the process of opening up these walls has revealed unforeseen termite damage and structural deficiencies, which must be addressed before proceeding with the main scope of the project. The project's architect is currently designing corrective solutions for these issues. Meanwhile, the contractor is submitting products for approval and proceeding with the ordering of approved items that will be installed in the building. For instance, the air conditioning rooftop units for this project have been approved, with a manufacturing lead time of 12 to 14 weeks. They are currently being ordered and are scheduled for delivery in the summer of 2024.

The contractor is in the process of removing the old brick patio and concrete to prepare for the construction of a new deck. They are also replacing termite-damaged wood and upgrading damaged walls with new wood to meet current standards. From May 6 through May 10th, an environmental contractor will remove soils containing lead debris. Additionally, the contractor is carrying out rough work for electrical circuits, installing new lighting, air conditioning, and framing new wood structures. The future openable rolling glass door has been structurally framed, and an electrician is setting up circuits for data lines and the electronic access card reader system.

The architect and structural engineer are offering guidance for addressing the structural repairs necessitated by the termite damage that was uncovered.
The contractor is currently tackling the rough-in tasks for the electrical circuits and new lighting, alongside installing air conditioning and new wood framing. This initiative will introduce new outdoor study areas, enhanced by environmental lighting, and comfort air systems, alongside additional conference rooms.
UPDATE:
The library modernization project is officially underway. The Notice to Proceed was issued, followed by a kick-off meeting held on January 17, 2024. Facility Improvement Project’s staff will now convene weekly meetings with the contractor throughout the construction phase. Mobilization by the contractor has commenced, marked by the installation of temporary fencing and equipment setup in the area between the gym and the 16th St. fence line. All furniture and equipment have been removed from the library, rendering it inaccessible to staff and students. We appreciate your patience and cooperation as we progress through the construction process.
Continued Work:
The contractor is currently carrying out interior demolition work, revealing unexpected termite damage and structural issues that must be addressed before the primary project tasks can advance. The project's architect is currently developing solutions to rectify these issues. In the meantime, the contractor is preparing product submissions for approval and initiating the procurement process for items to be installed at the site.
Currently, the demolition of the library interior is ongoing. The contractor has completed the removal of the old drywall ceilings, wall drywall, and plaster facing the outdoor courtyard. By uncovering these areas, the team can assess the condition of the interior walls, structural wood beams, and metal supports to ensure they align with the design specifications and meet current structural codes. The architect is offering guidance on addressing any structural repairs or termite damage uncovered during the removal of wall coverings.
The environmental containment and removal process for certain regulated materials in a section of the library adjacent to the kitchen will persist until the end of March 2024. The contractor is awaiting approval from the Southern California Air Quality Control District (SCAQMD) to commence the removal of materials in that specific area. Once the area has been cleared and received environmental approval, the contractor will proceed with rough-in work for the lighting, air conditioning, and structural systems.
